New construction, older problems

Because most of Riverview was built after 2000, the fascia is already aluminum wrapped and the soffit already vented. What we find instead is drainage. Builder downspouts routinely end a few inches from the slab, and after a couple of summers the soil at that corner is washed out and the water is going somewhere you would rather it did not.

Townhomes bring HOA rules, and they are specific. Trim color, gutter color, downspout placement, all of it written down. We match the approved color and hand you the paperwork before the work starts, because a repaint after the fact comes out of somebody's pocket.

Storm damage still finds new houses. A gust gets under an aluminum fascia wrap, peels a section back, and the sub-fascia behind it starts taking rain. We photograph everything before we touch it, so your insurance claim has something solid to stand on.

My builder didn't install gutters on the back of the house. Is that normal?

Very normal in Riverview, where many builders only gutter the front elevation. It's also why erosion trenches and splash-back staining show up at rear doors and lanais. We can add seamless gutters to just the runs that need them. You don't have to do the whole house.

A soffit panel blew out in the last storm. Small fix or big problem?

Usually small, if it's recent. We re-secure or replace the panel and check the neighboring runs, since friction-fit panels tend to fail in groups. Left open, though, it lets rain and wildlife into the attic. Worth handling before the next storm, not after.

Can one Wi-Fi setup cover both floors and the lanai?

In almost every Riverview floor plan, yes, typically with two or three well-placed mesh nodes. We test coverage room by room before we leave.
