After the Storm: Documenting Soffit and Fascia Damage for Your Insurer

In Charlotte and Lee counties, the most expensive mistake after a storm is not the damage. It is starting the repair before anyone documented what the damage actually was.

Photograph before you touch anything

Shoot from the ground. Nobody should be on a ladder in the days after a storm. Take a wide shot of each elevation of the house first, so the damage is placed in context, then move in close on each area. Your phone stamps the date on the file, and that timestamp is worth keeping. Do not crop, edit or filter the photos.

Torn soffit is not cosmetic

This is the part homeowners underestimate. A soffit panel that has blown out leaves the attic open to wind-driven rain, to insects, to birds. Worse, it gives wind a path up into the roof structure itself. A missing panel on Monday can become a wet ceiling and a compromised roof deck by the weekend. Treat it as urgent even though it looks like trim.

Don't throw the debris away

Torn panels, bent hangers, sections of fascia in the yard. That's evidence. Stack it somewhere out of the way and leave it until an adjuster has been out or has told you it isn't needed. The instinct to clean up immediately is understandable and it can cost you.

Policies commonly require the homeowner to take reasonable steps to prevent further damage. That's why tarping is generally acceptable and often reimbursable. Keep every receipt. What you should not do is a permanent repair before the claim is documented, because at that point the evidence is inside a wall.

We photograph the roofline, write an itemised scope, and hand you documentation you can give to your carrier. That is the whole of it. We are not public adjusters, and we do not negotiate claims on your behalf. Anyone knocking on your door in Cape Coral offering to "handle the insurance company for you" in exchange for signing over your claim deserves a great deal of scrutiny.

One honest scheduling note
