In Marion and Sumter counties the rule is rarely the obstacle. The obstacle is that the exact soffit profile on your house stopped being manufactured eight years ago.

What the committee actually reviews

Most Architectural Review Committees care about three things, in this order: color, profile (vented or solid, and the rib spacing), and material. Many communities want the submission before the work starts, not after. That timing catches people out. A contractor who shows up and starts tearing off panels can leave you holding a violation.

Why "just replace it all" is usually the lazy answer

A full-perimeter replacement is a bigger invoice for the contractor and a bigger application for you. If we can match what you already have, a section repair is less money, less disruption, and in many communities a much simpler approval. We would rather match.

When the profile is discontinued

Sometimes matching genuinely isn't possible. The honest options then are:

Be careful with paint

Aluminum soffit can be painted, but two things go wrong routinely. Adhesion fails if the chalky oxide layer isn't properly cleaned off first. And paint fills the ventilation perforations. Those little holes are the reason vented soffit exists: they let your attic breathe. Sealing them to get a color match trades one problem for a worse, invisible one.
